In a new construction, it is usually recommended that the area is top dressed first with a screened topsoil. The final grade provided by the builder is many times not adequate for lawn installation.
You have the option of a seeded lawn or a sod lawn. A sod lawn will give you an instant lawn that can be used immediately, but, of course, costs more than a seeded lawn. That usually seems to be the deciding factor for many people, but before making your decision there are a few things you need to consider:
- A pet (especially large pets) may be a reason to lean toward a sod lawn. Keeping your pet off the lawn area during the growing stages may not be practical for some people and a newly seeded lawn will not survive with a dog walking and running on it.
- A seeded lawn takes time and patience waiting for the seed to germinate and slowly fill in but costs less than a sod lawn.
Either choice still requires care and maintenance on the homeowner’s part, especially during the first year. A fertilization program must be followed. The attention given to the lawn as it is developing is going to make all the difference in how well the lawn comes in and grows. Watering is critical. A sprinkler system makes the care and maintenance so much easier. It puts water down at an even rate, so the risk of under-watering or over-watering is eliminated.
